Why VEYLO X exists
Closing a structural information gap.
The UK private rented sector serves over 5 million households (ONS English Housing Survey, 2023). Landlords face an expanding compliance perimeter (Gas Safety, Electrical Installation Condition Report (EICR), Energy Performance Certificate (EPC), right to rent, deposit protection scheme registration, local authority licensing) administered through fragmented paperwork, third-party portals and ad hoc spreadsheets.
Tenants, meanwhile, often see only the end product of those processes and cannot verify what has actually been done. The information asymmetry is structural, not malicious.
VEYLO X exists to close that gap with a single, neutral system of record: one platform where compliance evidence, tenancy state and authoritative public-sector data live alongside each other, accessible to the right party at the right time.
Who we serve
Two sides of the same record.
Landlords
Private landlords and small portfolio holders who want a structured place to keep certificates current, document tenancy decisions, and respond to enquiries through a consistent workflow.
Tenants
Prospective and current tenants who want to see listings backed by verifiable safety, regulatory and neighbourhood data, sourced directly from UK public-sector registers, attributed openly, and never invented.
Our role
What we do not do.
Honesty about the boundary of our role is the centrepiece of how VEYLO X is built. In particular:
- •VEYLO X does not negotiate, market, list on behalf of, or represent landlords in dealings with tenants.
- •Day-to-day property management, repairs decisions and tenancy decisions remain with the landlord, or with their appointed manager.
- •Where law or insurance is relevant, we either link to the authoritative source or recommend that the user obtains their own advice.
- •Tenancy deposits are protected by independent schemes (DPS, TDS, MyDeposits). We never hold deposits, client money or rent on the landlord's behalf.
- •The platform surfaces information and indicative checks. The legal obligation to comply with UK law remains with the user (Tenant Fees Act 2019, Housing Act 2004, Equality Act 2010, UK GDPR and the Data Protection Act 2018, and any applicable local authority licensing).
How we operate
Two principles shape every screen.
Authoritative data over invented data
Where an official UK register exists (TfL Unified API, GIAS for schools, NHS ODS for GPs, police.uk for crime, Environment Agency for flood, Ofcom for broadband, the Valuation Office Agency for Council Tax, NaPTAN for transport stops), VEYLO X reads from that source with attribution. We never estimate what an official body can answer.
Single sources of truth
Company facts, the Companies House number and the registered office among them, live in one file and are rendered everywhere from that single constant. No duplicated quotes that can drift out of sync.
