For landlords
Landlord document checklist
Each line is quoted from one of our guides. The list sorts itself by your answers. It does not check your documents and is not legal advice.
The list
- Energy Performance Certificate (EPC). You need a valid EPC in place before marketing, and the rating should appear in the advert. The tenant should be given the certificate. What EPC rating do you need to rent out a property in England?
- Gas safety record (CP12). If your rented property has gas, an annual gas safety check is one of your core legal duties as a landlord in England. New tenants: a copy before they move in. Existing tenants: a copy of the record within 28 days of the check. Landlord gas safety certificate (CP12): the dates and renewals
- Electrical safety report (EICR). Electrical safety is a legal duty for landlords in England, and the report that proves it is the EICR. At least every five years, or sooner if the report itself recommends an earlier date. EICR for landlords: how often, and what happens if you miss it
- Smoke and carbon monoxide alarms. A landlord in England must make sure there is a smoke alarm on every storey of the home that has a room used as living accommodation, and a carbon monoxide alarm in every room used as living accommodation that contains a fixed combustion appliance, such as a gas or oil boiler or a wood burner, other than a gas cooker. The government's guidance says it is the responsibility of landlords to keep a record of when alarms are tested, and that it is for the local housing authority to decide whether the evidence shows the requirements were met. What are the smoke and carbon monoxide alarm rules for landlords in England?
- Deposit protection. If you take a deposit, protect it in a government-approved scheme within 30 days and give the tenant the prescribed information. The 2026 landlord compliance checklist for England The 30-day clock runs from when the money is received, not from when the tenancy starts. How does deposit protection work in England?
- Council licensing. The check is your own council's website, and it is two checks rather than one: the houses in multiple occupation pages, and any selective licensing designation. A licence is always required for a house in multiple occupation that is occupied by five or more people living in two or more separate households, unless a temporary exemption notice or an interim or final management order is in force. If your property is a shared house of any size, the five-person rule is not the end of the check. A single family in a two-bedroom terrace can need a licence because of where the house is.
