Put in the rent. See the income figures a referencing check is built on, and what evidences each one.
Your figures
This page is general information about how referencing checks are built. It is not legal advice and it is not a substitute for advice on your own tenancy. Nothing you type leaves your browser. We do not receive it, and nothing is saved.
What a referencing check asks for on a rent of £1,250 a month
Three payslips, the bank statements they land in, and an employer reference
For one tenant, then a multiple is applied to the income those documents show. No multiple is set by law, none of them is a test you have to use, and applying an income rule rigidly can amount to indirect discrimination under section 19 of the Equality Act 2010. Look at the whole application.
What evidences it
Three most recent payslips with the matching bank statements, and an employer reference giving the gross salary and whether the role is permanent.
Two years of accounts or SA302 tax calculations, and the bank statements the income lands in.
An award letter or the statement from the paying body. A blanket refusal to consider an applicant because their income is from benefits can amount to indirect discrimination under section 19 of the Equality Act 2010, and a guarantor requirement applied only to benefit claimants carries the same risk.
Where the wording comes from
The law this rests on
VEYLO X holds the tenancy record both sides read, so the dates and the documents are in one place.
